As a rental housing provider performing a variety of duties from leasing to maintenance and management, you routinely enter spaces and situations by yourself. Within the first minute, what you hear, see, smell, and sense often determines whether a routine task remains as such or shifts into a potentially unsafe scenario.
This Lunch & Learn will equip you with the skills to recognize early-warning indicators, assess risk quickly and calmly, and make sound decisions rooted in observation rather than engagement. You will learn how to safely approach and enter your rental property, identify unsafe conditions or concerning behaviors, and maintain defensive positioning that protects your physical safety.
The session also covers how to disengage and exit when something feels “off.” With a focus on practical and clear actions, this session will empower you to stay safe, confident, and situationally aware during both routine and unexpected situations.
